What changed

From 1 October 2025 the Home Guarantee Scheme has no income limits and no cap on places, so any first home buyer with a 5% deposit can apply and skip lenders mortgage insurance, and the government expects around $1.5 billion in insurance costs avoided in the first year. Owner occupier first home buyers took out 29,319 loans worth $18.4 billion in the June quarter of 2026 on the ABS lending indicators, with the value up 10.0% on a year earlier.

The rent-vesting enquiry

A growing share of first home buyers do not plan to live in the property. Westpac's Home Ownership Report found 54% of first home buyers considering rent-vesting, and 61% in New South Wales, in a survey of 2,000 people. A first home buyer needs more explaining than a refinancer, so the form does more of the work up front.

  • Whether they expect to use the scheme or a state grant
  • Live in it, or rent it out
  • Rough budget, target areas, and employment type
  • Timing in their own words, plus the consent record

The finance screen matters most here
